Our Services
I attend on your behalf, hold to the strategy we’ve agreed beforehand, and bid with a clear head. You can be there on the day, or wait for my call.
What I Do
Before auction day, I give you an independent read on what the property’s worth and we agree your limit, conditions and walk-away point together. On the day, I bid to that strategy – no more, no less. If the property’s passed in, I have first right to negotiate with the agent, and I’ll handle that too.
01
A focused call to confirm the property, agree your limit and set the bidding strategy. This is where the plan is locked in before any pressure exists.
02
Comparable sales and current market evidence are reviewed to form an independent view of the property's worth. Your limit is grounded in data, not what the agent is telling you.
03
I review the contract of sale and any special conditions before auction day. Unconditional means unconditional, so I make sure there are no surprises waiting in the paperwork.
04
I attend the auction and bid on your behalf. I read the room, control the pace and stick to our agreed strategy, keeping emotion out of the decision when the pressure is on.
05
If the property doesn’t sell under the hammer, I stay and negotiate directly with the selling agent. This is where preparation and composure matter most, and where I make sure you don’t lose ground under pressure.

AUCTION BIDDING RULES IN QUEENSLAND
Queensland property auctions operate under specific rules. Understanding them before you bid protects you from mistakes that can’t be undone once the hammer falls.
If you’re unfamiliar with how Queensland auctions work, the pre-auction briefing is the right time to get across the rules before the pressure of auction day.
HOW THE PROCESS WORKS
Three steps from your first call to auction day.
1
A private consultation to understand your situation, confirm the property and agree your limit and strategy.
2
Value assessment, contract review and a clear bidding plan are prepared before auction day. Nothing is improvised.
3
Inga attends and bids on your behalf. If the property passes in, she stays and negotiates directly with the selling agent.
WHO THIS IS FOR
Full buyer’s advocacy suits buyers who want the entire search managed. This service suits buyers who’ve found the property and need the right person in the room.
01
You know how easy it is to get caught up in the bidding and go past your limit, or hesitate and miss out. I bid on your behalf to remove both risks, keeping emotion out and our strategy in place.
02
You can’t fly to Brisbane for every auction. I attend, bid and keep you updated in real time. If the property passes in, I negotiate on the spot so you don’t lose the advantage of being the highest bidder.
03
Auctions are high-pressure by nature, and there’s nothing wrong with recognising that. My job is to stay calm, focused and disciplined when the pressure builds, so our agreed strategy stays on track.
WHY CHOOSE ME
There’s a difference between someone who has attended auctions and someone who bids at them professionally.
I have no emotional stake in the outcome. I execute the agreed strategy and don't get drawn beyond your limit by the energy in the room. That's the single most valuable thing a bidding agent brings.
Your limit and approach are agreed before anyone sets foot at the auction. Nothing is worked on the fly. That preparation is what separates professional representation from hoping for the best.
I handle the briefing, the preparation and the auction herself. No handoffs. You always know exactly who is representing you and what they've been asked to do.
FEES
This is a flat fee for auction representation, separate from full buyer’s advocacy – it’s for the auction itself, not a full search-to-settlement engagement. The amount is confirmed in writing before I start. If you’d like ongoing search and negotiation support as well, that’s the full advocacy service.
Frequently Asked Questions
These answers cover what I got asked most often. Your consultation will go into the specifics of your purchase.
Yes. This is specifically for a property you’ve already found, where you need representation at auction. Full advocacy covers the whole search-to-settlement process.
Of course – plenty of clients do. I bid, you watch, and we’ve agreed the strategy beforehand either way.
If it’s passed in, I have first right to negotiate directly with the agent, and I’ll do that on your behalf as part of the same engagement.

I cannot recommend Caroline highly enough as a buyers agent. After years of trying to get into an increasingly competitive market, we decided to enlist her help. Caroline secured our property within less than 2 weeks. She was outstanding from beginning to end. She is an expert on the property market, has a high level of attention to detail and a is fantastic negotiator. She found a property within our budget that was exactly what we were after. Caroline has integrity. She provided us with honest advice that made me confident about our purchase. I recommended her to a friend who had experienced similar struggles getting into the Brisbane market who she also secured a property for within an incredibly short time. Thank you Caroline!

Inga Caroline helped us purchase our dream family home and I cannot recommend her enough. We had been house hunting for over a year and were feeling very frustrated from losing out on other properties we had bid for. I had been sceptical of buyers’ agents before but luckily a friend recommended Inga Caroline and Denise to me just as we inspected a house we fell in love with. Within a couple of hours of our initial phone call, Inga Caroline had gone to view the house and arranged to meet me to discuss a strategy for progressing our purchase. Over the next few days, she worked tirelessly to help us do our due diligence on the house and put us in a position to make a strong offer. She handled the negotiations skilfully and gave us good advice based on her experience, which took away a lot of stress and uncertainty for us. Even after our offer was accepted, she was regularly in contact to check in and help us with recommendations for tradespeople and other needs for moving into the house. We are extremely grateful to Inga Caroline and strongly recommend her services.
