Not just a buyer's agent - a genuine advocate.

Inga Property Advisory is a small, local, boutique buyer’s agency – not a franchise, not a call centre. I give my clients all the property and suburb information, along with the due diligence they need, to make the right decision. My job is to protect you, the buyer.

I work exclusively for buyers in buyer’s advocacy. The selling agent represents the seller; I represent you – and I only ever take one commission, so there’s never a conflict of interest in how I advise you.

My referrals come from word of mouth and repeat clients. I don’t use AI, lead generation, or dodgy strategies to win clients.

Buyer’s advocacy isn’t just for the wealthy – people use my services for all kinds of reasons.

As a property investor myself, I understand the complexity of this business firsthand. I’ve renovated, flipped, and worked on joint venture agreements with builders in both QLD and VIC. My journey started in Melbourne in 2003.

What does a buyer's agent actually do?

I find, assess and negotiate property on your behalf: sourcing, due diligence, valuations, inspections and negotiation or auction bidding, so you’re not doing it alone or against agents who don’t represent your interests.

No. Buyer’s advocacy is for anyone who wants support and confidence in the process.

Anywhere from 5 days to 4 months, depending on your brief, the market, and how quickly the right property comes up.

Yes. Even if you find the property, our fee covers the inspections, due diligence, negotiation, valuation, building and pest coordination, and communication with all parties that go into securing it well.

A non-refundable $2,000 + GST retainer to start, and a flat success fee payable on settlement, not a percentage of the purchase price. I only ever take one commission.

My due diligence list is extensive to protect you from costly mistakes. Zoning, nearby development applications, crime data, high-voltage power lines, school catchments and local amenities are checked before you commit.

An off-market sale is one where a vendor sells without a public campaign, often for reasons like privacy or personal circumstances. They can mean less competition, but they’re not automatically better value, so I assess them the same way I assess anything else.

Buyer’s advocacy means I represent you as the purchaser. Vendor advocacy means I help you, as a seller, choose the right agent and campaign.

Yes. For investment purchases, I can organise rental appraisals and property management during the purchasing process. I minimise the time the property will be unoccupied by starting the process when the property goes under contract.
