Depends what you’re buying for. If it’s the school catchment or the character streetscape, yes, that’s exactly what you’re paying for and it holds. If you’re chasing river views on a budget, Hamilton or Clayfield might get you closer to what you actually want. I’ll tell you straight which one fits your brief.

It’s one of the tighter catchments I deal with, because of Ascot State School. I’ve had buyers lose a home by a matter of days because they hesitated on a catchment property. If that’s your reason for buying here, speed and preparation matter more than in most suburbs.
